India’s data centre boom to drive 433,000 jobs and reshape urban development by 2030

A report highlights how India’s rapidly expanding data centre industry could create hundreds of thousands of jobs and significantly impact housing and infrastructure across key states, transforming urban landscapes around digital hubs.

India’s fast-growing data centre industry could become a major engine for jobs and housing as demand for cloud services, artificial intelligence and digital infrastructure accelerates. A report from property technology firm Square Yards, carried by TV9 Hindi, says proposed projects could create about 433,000 jobs by 2030 and generate demand for roughly 195 million square feet of housing. The report argues that the real estate impact will be felt not just inside the facilities themselves but in the wider neighbourhoods built around them.

That broader effect is likely to be strongest in a ring of development around each campus, where improved roads, power, internet links and logistics could draw new homes, shops, schools and offices. Square Yards describes this as a “golden ring” effect, saying the sharpest change may emerge 5 to 15 kilometres from a data centre site rather than within the campus boundary. The company’s report suggests Maharashtra will see the biggest residential demand, followed by Karnataka, Andhra Pradesh, Uttar Pradesh, Telangana and Tamil Nadu.

The scale of that opportunity is supported by other industry estimates, though the exact figures vary. According to IBEF, citing a Colliers report, India’s data centre capacity is expected to rise beyond 4,500 megawatts by 2030, while the sector’s real estate footprint could approach 55 million square feet. The same report says Mumbai and Chennai dominate current capacity, with the Delhi NCR region also playing a large role, and notes that about $20 billion to $25 billion in additional investment could flow into the sector by 2030. Financial Express has also reported that installed capacity has roughly tripled since 2020, reflecting the rush into cloud infrastructure and AI-related workloads.

Deloitte’s latest report points to an even larger supporting infrastructure need, estimating that India may require an extra 45 million to 50 million square feet of real estate and 40 to 45 terawatt-hours of additional power by 2030 to meet demand from AI data centres. The consultancy says India has advantages in cost, renewable energy potential and geography, but warns that regulatory bottlenecks, power planning and skilled labour remain key constraints. Taken together, the reports suggest that data centres may become more than a digital back-end business in India: they could shape new urban corridors, deepen investment in tier-two and tier-three cities and create a wider property cycle around the country’s expanding digital economy.
