The regulator has warned buyers to check account details on its portal and report builders seeking payments into unauthorised accounts.
Uttar Pradesh’s real estate regulator has told homebuyers to route property payments only through the designated collection account attached to each registered project, as part of a fresh warning aimed at reducing the risk of fraud and fund diversion.
In an official advisory, the Uttar Pradesh Real Estate Regulatory Authority said buyers should first confirm account details on its portal before sending money for bookings, instalments or any other dues. The authority said the check is intended to improve transparency and help protect purchasers from requests that could send funds to the wrong destination.
The regulator also told buyers to report any promoter or builder who asks them to pay into a different bank account. According to the authority, a dedicated reporting link is available on its website for complaints about such requests, which it said could expose homebuyers to financial loss.
The guidance follows a broader tightening of oversight in the state’s property market. The Week reported in September 2025 that UP RERA had already flagged complaints about developers collecting payments into unauthorised accounts and had set up a grievance facility for allottees to report breaches. Moneycontrol also reported that the authority has moved to bar builders from using homebuyers’ money for “assured return” schemes and has required registered projects to operate through three separate bank accounts, in an effort to curb diversion of project funds.
UP RERA has also warned buyers about promotional offers such as assured returns, pre-EMI schemes and fixed rental income promises, saying such claims have no legal force unless they are included in RERA-approved agreements. The regulator said it would take action against misleading advertisements, underlining its push to make property transactions clearer and more tightly monitored.
