Ashiana Housing accelerates land acquisition drive to tap ageing housing market and senior living opportunities

Ashiana Housing plans to spend ₹1,000 crore in the current fiscal year to buy land for new residential projects, signalling that the company is still pushing ahead with expansion despite a mixed market backdrop. Managing director Vishal Gupta said the group is looking across Delhi-NCR, Rajasthan, Maharashtra and Tamil Nadu as it adds both conventional housing and senior living developments to its pipeline.

The company’s latest move in Pune underlines that strategy. Ashiana recently bought 28.55 acres in Vadgaon for what it says will be its biggest senior living project so far, with about 20 lakh sq ft of saleable area and a revenue potential of ₹1,800 crore. The acquisition reflects the developer’s growing focus on housing for older buyers, a segment it believes will benefit from India’s ageing population.

Gupta said the company has enough cash to fund the planned land purchases and would use a mix of outright acquisitions and joint development agreements with landowners. He also said Ashiana expects sales bookings this fiscal year to be broadly in line with the previous year, when pre-sales topped ₹2,400 crore. In the April-June quarter, bookings stood at ₹358 crore, down from ₹431 crore a year earlier.

The expansion comes as the industry continues to debate what is needed to make homes more affordable. Gupta has argued that faster approvals, lower taxes, better access to cheap capital and more predictable regulation would help unlock supply. He has also said the Real Estate (Regulation and Development) Act, or RERA, has improved transparency in the market, but that delays in plan approvals and compliance remain a drag on costs and delivery.
