UP-RERA extends quarterly filing deadline as digital signatures become mandatory

Developers now have until 31 October 2026 to submit digitally signed quarterly progress reports for the period ended 30 September.

The Uttar Pradesh Real Estate Regulatory Authority has pushed back the deadline for filing quarterly progress reports for the quarter ended September 30, 2026, giving developers until October 31, 2026, to comply as it rolls out a new digital signature system.

According to a press release from the regulator, the extension follows an earlier move that had already shifted the deadline to October 21. The authority said the extra time is meant to help promoters and associated professionals adjust to a newly mandatory process requiring digitally signed certificates to be uploaded with the quarterly return.

For the first time, UP-RERA is requiring submissions to include digital signatures on three supporting documents: the REG-1 certificate from the architect, the REG-2 certificate from the engineer and the REG-3 certificate from the chartered accountant. All three must be filed through the UP-RERA portal using a Digital Signature Certificate, or DSC.

The authority said the delay was intended to ensure the new system is implemented smoothly and to allow time for technical formalities, document preparation and familiarisation with the portal’s upload process. It has urged promoters not to wait until the final date and to complete filings in advance. Technical guidance for the DSC-based submission process has also been made available on the official portal.
