Kolkata has solidified its status as East India’s largest industrial and logistics market, with its warehouse stock exceeding 24 million square feet amid rapid expansion, increased demand, and rising investment from developers and occupiers.
Kolkata’s industrial and logistics warehousing stock has passed 24 million square feet, cementing its position as East India’s largest market, according to CBRE. The consultancy said the city’s warehouse base is expanding alongside sustained infrastructure spending and better multimodal links, which are improving the flow of goods through the region.
CBRE said industrial and logistics take-up in Kolkata reached about 1.8 million square feet in the first half of 2026, a 69% increase from the previous six months. Demand was led by occupiers seeking larger and more efficient distribution space, with fast-moving consumer goods leasing rising four-fold year on year as food and beverage companies expanded their networks. Third-party logistics providers continued to dominate the market, accounting for 35% of cumulative industrial and logistics take-up in the city since 2020.
The broader market has also shown resilience. Knight Frank India said Kolkata’s warehousing sector recorded 4.6 million square feet of leasing in 2025, even though that was down 30% from 2024, when activity had been unusually strong. The firm attributed the moderation to higher land prices and a shortage of Grade A stock rather than any weakening in demand. Industry observers have pointed to well-established clusters such as Taratala, Maheshtala, BT Road, NH6 and Old Delhi Road as key beneficiaries of the city’s logistics expansion.
Investment appetite has followed the same trend. CBRE said about $170 million has flowed into Kolkata’s industrial and logistics sector between 2020 and the first half of 2026, and it expects around 3 million square feet of additional warehousing supply by the first half of 2027, with institutional developers delivering about 70% of that pipeline. The report also said Eastern India’s logistics network is becoming more varied, with Guwahati emerging as a gateway to the north-east and Bhubaneswar gaining ground as an industrial centre.
