India’s residential property market has continued to show resilience, with new launches rising 7% year on year and sales across the top seven cities reaching about 90,715 units in the June quarter, according to ANAROCK Research cited in industry coverage. Against that backdrop, the Reserve Bank of India’s decision to leave the repo rate at 5.25% is being read by developers as a sign of policy continuity at a time when global uncertainty and inflation pressures remain elevated.

Developers say the pause should help keep home loan EMIs steady and give buyers more confidence to commit to long-term purchases. Industry voices quoted by Business Standard and Hindustan Times argued that predictable borrowing costs are especially important in a market where affordability, cash-flow planning and project execution are closely tied to interest rates. Some also noted that a rate cut might have provided a further boost, but that stability is still valuable in the current environment.

Fortune India reported that real estate executives welcomed the move as support for project execution, while ANAROCK chairman Anuj Puri described the policy decision as an anchor for residential demand amid geopolitical tensions and inflation concerns. Analysts say the market is being driven more by end-user demand than by speculative activity, which makes consistency in financing conditions particularly important.

The effect is not confined to the largest urban centres. In emerging markets, developers say steadier rates are reinforcing demand from local buyers who are upgrading into organised housing projects, alongside continuing infrastructure-led growth. The broader view in the sector is that stable financing conditions, combined with improving income visibility and sustained demand, should help residential real estate maintain its current momentum in the months ahead.
